Project presentation: Gottwald Business Park in Melk
On June 24, 2026, the official starting signal was given in Melk for the Gottwald Business Park: a future-oriented commercial project that creates new jobs in the region and offers flexible usage options for companies from a wide range of industries. PEM is responsible for implementing the project as the general contractor.
Flexible units for diverse uses
The Gottwald Business Park marks the company's first commercial hall construction and is being built on a total usable area of around 2,000 m². The hall is divided into ten so-called Small Business Units, each covering about 200 m². With the option to combine or split units, individually adaptable spaces are created—ideal for production companies, car workshops, metalworking shops, or storage areas. If needed, the units can also be expanded to include office space, even in a two-story design. The hall, about 7.5 meters high, thus offers maximum flexibility for tenants from a wide variety of industries—with modern basic equipment: sanitary containers with WC, washbasin, and shower are already included in each unit.
Sustainability as an integral component
At the Gottwald Business Park, sustainability is considered from the very beginning. A photovoltaic system with 195 kWp output supplies the blower system for heating and cooling with environmentally friendly electricity. In addition, the establishment of a local energy community is planned, allowing tenants to benefit from affordable solar power in the long term. Fire protection has also been planned with foresight: part of the hall is designed for storage goods class 3, another for storage goods class 4—thus enabling the storage of highly flammable materials up to the full hall height.
PEM as general contractor: comprehensive services from a single source
For this project, PEM, as the general contractor, takes on a wide range of services—from planning, including structural analysis, to turnkey execution. The construction services include earthworks, drainage, foundation, as well as the production of retaining wall elements and reinforced concrete floors. PEM is also responsible for the base elements, the outdoor facilities including asphalt and eco-paving stones, as well as the entire hall interior—ranging from screed, painting, and tiling work to carpentry and metalworking, drywall, sanitary containers, and building services. The hall construction as well as the roof and wall assembly form the conclusion. PEM is supported by regional subcontractors. The architectural firm Atmo from St. Leonhard am Forst is responsible for submission planning and official processing.
Completion planned by the end of 2026
The completion of the Gottwald Business Park is planned for the end of 2026, with the final asphalting depending on weather conditions. Already, around 50 percent of the space has been rented—a clear sign of the demand for modern, flexible commercial space in the Melk region. With this project, PEM once again underlines its competence as a reliable general contractor for commercial construction projects of any size.
